Can You Price the House Higher I Don't Like that Price?

 

In the world of real estate the seller can price a home to sell at any price they want.  Yes, really but that does not mean it fortune cookie in real estatewill sell and it probably will not at a sellers' mindful imagining price.   

 

It is all about the real estate market in your neighborhood, comparable homes sold in recent months, amenities in the home, age of large expense items (septic, roof, windows, siding, heating & a/c system, etc.).  You really do not determine the selling price...the real estate market determines what most buyers will pay for it.

 

Buyers know their values after looking at a number of houses and doing their comparisons on homes.  So do not think that you 'want this price for your home' and it will happen.  Price it too high and good, ready, willing & able buyers miss it altogether.  You lose your opportunity to sell to the largest group of buyers at the right price point.

 

So what will you now say about the home price I came up with for your home?  Let's keep it to what the market says it should be priced at to move it and not languish on a market where everyone will wonder what is wrong with it.  I hope you hear me!
