That Home for Sale Was Awful Inside!

 

I get the calls every week with home buyers saying 'that home for sale was awfulHome in ri real estate inside' that we went to see at the open house.  Not at all as described like it is and needing oodles of interior work.  Well do not blame me.  You are not my client and if you were working with me I could have told you that was the case....but no, you go home buying solo figuring you have the 'business' experience to figure it all out.  Please think again.

 

After I suggest home buyers sign up on my RI real estate web site to get the most current home buyers information in their price range we move on to their price point.

I see approved at $240,000 and you want a 'beachy & coastal' home with some land, great condition and walk to water home.  Hmm?  Do you know how unlikely that will be...very.  Especially in the two coastal towns you are interested in:  North Kingstown and South Kingstown.  You really need to come into talk with me.  I am not trying to burst your high flying balloon bubble but rather tether you to the reality of RI coastal real estate..

 

Did you know you need to know the difference and requirements for cesspools, septic systems and sand filtration systems?  Oh no, he said I had no idea.  You need a real estate agent, I said.

 

Did you know that you need to be aware of flood zones where you buy?  Oh no, he said I had no idea.  Well, that is why you need a real estate agent.

 

Going it alone for open houses is fine but make sure you come back to your 'mother' real estate agent to discuss the finds.  Let her do some sleuthing for you and set you on the right home path for a coastal RI home with all the necessary information you need to buy a home.  You either pay now or pay later when you buy and over pay for a home.  Do the right thing for yourself and have buyer's representation!

 

And yes, some houses are really awful when you walk inside!
