Using the Sales Agreement Repair Addendum the Right Way

 

 When all is said and done after the signing of a purchase and sales agreement for a house you want to sell, you move to the next step.  In my state it is the 10 day period the buyer has to do home inspections and ri real estate fortune cookie bowlrequest any repairs needed to the home. This is the next step that sellers need to be prepared for because no two home inspectors are alike in what they find 'wrong' with a home I have found in RI real estate.
 
Even though you, as the seller, had a home inspector review your home when you bought the home several years ago and he did not get the same results out of the home inspection as the buyers, it is what it is.  The sellers need to deal with it.  Hiring your own contractors to challenge a home inspection is always a possibility.  Who had the better home inspector was what was just thrown up by the seller to his agent?  The seller was upset with the listing agent because that agent hired the last home inspector for the seller when they were the buyers of the property.  Why did he not find these deficient things wrong with the house the seller's wife asked?
 
It seems that the sellers are not happy when the buyers submitted the repair addendum to them.  There were several deficient conditions in electrical, structural and heating that had to be addressed or a reduction in purchase price was in order to the buyer.
 
It is not in the interest of the real estate agent to challenge the repair addendum once his seller signs it and submits it to the buyers agent.  It is part of the legal contract for purchase and sales.
 
It is expected that all items detailed on that repair addendum will be corrected as requested by a licensed contractor.  Case in point:  This seller had a heating service contract with a company since they bought the home.  Yet the heating company serviced the oil burner but never noted to the seller that there was no emergency shut off switch on the burner.  The age of the house does not mean that you do not replace certain items just because the house is older.  They need to be corrected because they impact the house value.  
 
Unfortunately not all real estate agents see repair addendums the same way.  It is important for your real estate agent to explain the steps in the home process so you, as the seller, understand that items you agreed to in writing need to be completed as stated.  Your real estate agent can not decide to change what is agreed to after the fact.  Remember the repair addendum request is the buyers tool but it is the sellers way to keep a sales contract together.  All within reason remember...the goal is to sell the home.
Being prepared for this process from the buyer or seller end is so important.
