It's surprising that armed with a bit of dogged paper research into the tax roles of Mount View, North Kingstown, RI is the armor for fighting the North Kingstown, RI home tax appraisals especially in this bayside Mount View neighborhood. As a realtor I have all the documentation needed through the local appraisal company's new revaluation and it is an eye opener. The Mount View neighborhood of North Kingstown is a Narragansett Bay community of summer and year round homes on small lots and beaches within a stone's throw of Narragansett Bay. Does that warrant tax appraisals for homes that are not in line with the rest of the town of North Kingstown - don't think so but here is an interesting point...the Mount View home tax appraisals are based on a scoring system by location from the water and visible water view that dictates a percentage amount to increase the tax basis on Mount View neighborhood property. Not sure if this is done in other parts of North Kingstown like Shore Acres, Poplar Point, Wickford Point, Plum Beach or Pojac Point neighborhoods yet but I'm going to explore it (you can search tax assessments on by web site www.rihousehunt.com).
If you have a home on Narragansett Street in Mount View, North Kingstown, you'll have a multiplier of 2.0 to your property value but only if you are on the water or bayside of the street. If you have a property across the street you will have a multiplier of 1.5 to the property value. So taking an example of a typical assessed value home in Mount View of $200,000 on the water is $400,000 but one block down the street a similar house would be tax appraised at $200,000. If you have that water view home though but not waterfront, you would be appraised for tax purposes at $300,000 in Mount View. It does get convoluted but it may be finally an effective method to differentiate the 'value' of waterfront property from waterview property and nearby shore property. So I'm not arguing for or against the method at this time and until an analysis is done on the other bayside communities in North Kingstown it will be tough to tell what is fair. Real estate is always viewed in the eye of the beholder and what is important is what the town tax rate will be to determine the true cost to the Mount View neighborhood homeowners in North Kingstown. Maybe there won't be a fight about the tax appraisals for the Mount View North Kingstown, RI neighborhood when all is truly looked at. Yet, it is an incredible community of Narragansett bay living for the ones who seek it out. Check out the Mount View web site http://mount-view.net too.
