North Kingstown RI Homes - Broker Tour Success Story

It's a success story on the true benefit of Brokers Tour and specifically one in North Kingstown, RI.  Now our tried and true method for Brokers Tours encompasses all 'new' on market homes, usually eight homes(no more than that), which a caravan of agents and brokers from all agencies tour to view and discuss. You need to sign your house up by the prior week - first come, first to make it. It not only enables the listing agent to get good, objective feedback to deliver back to the sellers, the tour allows you to get to know and develop a better relationship with your fellow agents.  I for one don't mind the competition, thrive on it and always hope to share something (except my ruby red shoes, perhaps!) with the other agents. 


Agents come from other towns and usually we have 25-30 agents touring the listed properties with the bonus of a nice lunch at the last house viewed.  We do this all in 2 hours and a bit of mileage ensues.  Besides the good food, shared talk from a real estate lawyer & mortgage lender on latest trends and pitfalls happening in the industry, we discuss the houses we have viewed.  Blunt honest opinions are expected and delivered to the listing agents on tour.  From addressing issues with a home, curb appeal or price point, it is a good forum to pick the brains of fellow real estate professionals.  With mortgage applications at the lowest point in 13 years, if you are on the listing side your need all the brain power out there to get the house shown.

Do all share equally?  Most do, I would say it's really interesting how people let their guard down here to speak their minds about properties.  The exposure for viewing these homes and the possibility to connect with one another for buyers who would be enthralled by one of the houses- most definitely a plus.  It happened on this tour that 2 agents are bringing the buyer and seller together and that an offer has been made on one of the toured properties.  This would not have necessarily happened if the Caravan Tour director had not vigorously promoted the tour to bring in many agents to view the properties.  This agent/caravan director does a great job of it- always reminders being sent out- to get your house on the tour or to show up for the tour, always thank you to all results in a consistent presence of the local tour being placed in agents' minds.  He understands the benefits to each one of us as well as to all the homeowners whose houses are viewed on tour.

The Tour has become the best way to know what may be right for your buyer at hand or in the near future.  It is also the way to give a reality check to your seller if needed.
