What do you mean that bad things happen in 'threes' in real estate! It's a fact I can attest to it the other day while checking on a listing. Oh, incidentally it was the hottest day of the year so far, too. As attentive as I am to my listings, especially in the absence of the buyers not living there, I was there to check the power washing done to a walk by the contractor I had hired for the owners.
OK, so I enter the house just to make sure all was well, I was there anyway so might as well make sure & sometimes it's just that gut feeling you get that you want to follow up on... so yes it was warm downstairs but not too warm so I proceeded to go upstairs where it was about 95 degrees and I went into action...checked the cooling vents and nothing happening there. Check the electrical panel- it's ok. So I shut the air conditioning system down and called the family to let them know. We have an a/c emergency I've got to get it fixed. Bad thing #1.
Now this is a 20 year old home very well maintained so all this was not to be expected. Then I hear the sound of water from a bathroom and did a quick trip into the bathroom to find out it was the toilet so I jiggled, coerced, adjusted & finally shut the toilet off- I couldn't repair it. Call the plumber. Bad thing #2.

I went downstairs 'cause it was way too hot to lament what was happening upstairs to find a bunch of black ants in the kitchen...I thought the owners were maintaining their pest contract but with another call made I find out they had let it lapse since they had the house for sale. No good-make the call & get it sprayed. Bad thing #3.
So much for the Brokers Open tomorrow when i need to explain everything that's not fixed. Postponing the showing to about 30 realtors means they won't see it for another month due to the schedule so it's not a credible option in my life. I aim to sell this wonderful home even with the bumps that happen on the way to that sale. If I'm lucky I'll be meeting the repairmen there at 8:00 a.m. tomorrow morning prior to the showing.

The question to ponder is if I'm also the property manager, I'd like a higher commission. Thoughts did go through my mind that if I'm running there to take care of property issues why didn't I formulate a plan on contingencies happening prior to the listing. Well they're almost like family to me and I just couldn't do that but next time I'm better prepared when the occurrence comes up. It's always a source of learning in this real estate business while marketing homes and that's what truly keeps me thriving...so What do you mean that bad things happen in Threes in Real Estate!
