It is like the movie Groundhog day with Bill Murray, if you remember it he kept repeating every day like the prior day, that is just like the property listing calls I have been going on. But guess what - I can not in any way deliver a selling price the client needs. One thing I do is be accurate and realistic on North Kingstown home selling prices and it just is not working lately for the seller...or me. Loreena, in her post, is always where I want to be with sellers - up front and honest. Be truthful, do not waste your time on what you can not deliver and share the honest to goodness sales data that shows the seller they can or can not get the price they need.
If it means sitting in the North Kingstown home in South County RI for another 10 years, perhaps that is what some sellers need to do. Let's look at your equity and the monies you need as a seller to get out of the home you bought at the height of the market. Reality is the dose of today we all need - accept it, deal with it and if anyone can make it happen, as your realtor I will do it but not if the reality is not there. Have questions on the equity in your home, realistic sales pricing for your home, considering a short sale well then talk with me. You will get a true dose of reality and real estate help in anyway I can just as Loreena so aptly shares....the numbers just do not lie!

As a listing agent, sometimes it's hard to get numbers to work. I've been going on some listing appointments where I wished the numbers were different. The people could move on. I could close on another sale. But in the end, the numbers don't lie.
As I lay my papers, comps and most of all, my pride down, I just sit there at the dining table to be of a bouncing resource for sellers. Use me as you see fit.
Most Frisco TX home sellers these days appreciate the honesty. It's been a while (going on 3rd solid year) since the market looks like some parts of the country. At the same time, this is also one of the best times to buy in the Frisco TX home market.
Marie Graham Home Stager in NY reminded me of a statement I recently made in my Member's only post How you can ace a listing appointment: I don't participate in false hope. So many times, sellers say - Let's just put the house on the market and see what happens.
Unfortunately, I'll tell you what will happen - The house will be on the market for a while, emotions get antsy and eventually - we will have to have "the talk". More than that, the credibility lose. It didn't matter if it was the seller's idea or the agent's.
In the end, there can only be one driver on the bus. Be it the agent or the seller.
Numbers are numbers and they never lie.
