As the mood of buyers changes with the wind there is no doubt that a frosty housing inventory is heading our way...i would not blame that either on La Nina. It is obvious by the housing market numbers in my geographical region that the inventory level of houses for sale is way up from last year. We are talking over a 25% increase in housing inventory levels in RI and the home sales are just not keeping pace with the numbers coming on the market.
So what is a seller to do? Your competition is fierce in the marketplace. So the price and condition do matter more than ever to move your home. Look at the comparable solds in your market with a realtor to see where you'll be versus the competition. Find an internet savvy realtor who just not lists your home but markets it on the web to numerous search engines and prospects to bring the buyers and other agents in. More than ever open houses do work - consistent traffic to showcase your home in the best possible light has enabled me to bring offers to the table for a number of my listed homes this calendar year. Yes, open houses do work.
Rejuvenate your 'to be' sold house using this following formula:
Staging. Ensure your realtor works with a stager or can do it for you - presentation is key.
De-clutter. Pack it up, donate it or POD it. Show the rooms you have and the space within openly.
De-personalize. We all love our pictures but it's a cardinal rule of Real Estate to remove them and let the buyers envision themselves in your home. Remove the lacy antique curtains gathering dust in the living room, too.
Paint. Yes, you love the deep purple bedroom and the kelly green Irish family room but buyers DON't. Do the neutral colors and your house will show better for little expense.
Repairs. Do the minor repairs around the house. Remove the mini trees growing in the gutters, the flaking paint at the front door or deck, trim the trees around your home so you can see in and out of the windows, replace the corroded bathroom sink & faucet, re-grout (it really is easy), replace kitchen handles/knobs for updating, fix the holes in the wall your son put there with drywall compound, etc.
Front door entry. Make it inviting- no rusty door knobs or doors that have been through 3 wars are needed here. This entrance sets the tone for the rest of the house and how you care for it. Check the walk and fall flowers and freshen it up.
