North Kingstown Seller Stories Gone Wild! Another North Kingstown seller story of listing property the wrong way... This family bought a home 3 1/2 years ago in North Kingstown RI and had not sold their home in another state. However, they had hired a local agent there who appeared to know her area. Besides they said they had waterfront on a river and had a well maintained older home. The realtor priced it at $319,000.
I looked at the home a couple of years ago on line and told this family based upon what I could research on solds in their town, they probably should be much lower in price. No, they said, we think we will stick with our price for a bit.
No internet marketing done by the realtor just a sign out front & listed on the state's multiple listing service is all that was needed the agent assured them. Many New Yorkers come up to buy vacation homes they were told ...but what wasn't told to them is that the economy was tanking especially for vacation homes at that time. They stayed with the same realtor for 3 1/2 years, no offers were received for three years...they had lowered the price to rock bottom by the time they sold it.
I offered to find them another realtor awhile ago when I looked on line and saw the less than stellar quality pictures the agent took to showcase the home and not even a video tour to highlight the waterfront either. But they felt they wanted to stay with her out of loyalty! I was aghast. I said if she is not encouraging you to lower the price of your home (which she wasn't) then she just wants a place marker for her 'forever' sign I told them. They really didn't know how to take that remark from me!
Well lucky for them they closed last week on their out of state home after 6 months of issues the lawyers finally resolved ...They got their home sold 3 1/2 years later for half the price of what they listed it at.
