Sure the magazines & news programs all profess that you can negotiate in big box stores on appliances but sometimes it is not easy for clients.  Some clients do not have it in them to negotiate for themselves.
 
I try to coach my clients how to do it with the house they are selling.  Some don't want to be bothered ( yes, money goes down the sewer unfortunately) but most homeowners IGinny of Oz RI real estate agent sparkly red shoes represent listen carefully.  Having the right template to speak up for service not done correctly with the company that cares about their reputation...well it will work in real estate.
 
Recently my client was so excited after I gave her the template of what to say & what may be put forth from the vendor on a job that was less than perfect.  It was on a 4 year old furnace that had a service contract on it up until a couple of months prior to ending it.  Yet it had just been serviced by that company a couple of months ago with no note about a significant issue.  In fact during the home inspection it was the same company that serviced it that came out to evaluate the furnace!  The honest service man noted the furnace issue and was surprised it had not been taken care of before by his company.
 
My client is waiting on the service manager's response to her.  If they want future business from all of us they better respond with a compromise on the repair because it was under warranty when it had previously serviced.  You need to step up and honestly for what is due you.  My client feels empowered now...one small step for a homeowner and a smiling real estate agent at her door!  It does help in building a trusted client base.
