What Is a Home Offer Without Being in Sales Agreement?

Tell Me You Understand as a Real Estate Agent Your Job in Making A Home Offer

It is a mystery to me in my real estate realm to understand how buyers' agents represent their clients in leading them on when home buying.  There is no reason for this and Home buying issues in real estatebeing forthright and honest with how and with what contingencies one makes a house offer is essential.

Perhaps it is our hot RI real estate market that is making many agents soft in the head, I just do not understand it.  How do you make a bona fide good home buy offer when you can not obtain a 'bridge' loan on your current home, you have not put the clients' home on the market yet and expect a seller to even consider the offer for their home valid?

Tell me have agents gone looney?  When you make an offer on a home you need a few things for sure buyers:

- funds to put down as a down payment

- mortgage pre-approval letter from a known lender

- your current house must be on the housing market for sale

- a sales agreement on your home

There are more contingencies a home seller may want but you need to have these above items...at least!  Do not be fooled by being told incorrect information and talk (yes talk) to a good mortgage lender to get an unbiased commentary on how to do it right.

I work with buyers and sellers in Rhode Island and I am amazed at what is going on in real estate now.  It does no justice to home buyers who do not know the ins and outs of home buying.
