Are you a help or a hindrance negotiating a Home Sale?

So are you a help or a hindrance in negotiating a home saleYes, I know everyone believes they are a help but that just isn't so a lot of the time.  The truth be told some realtors don't pay attention to the finer points of the sale.  Oh, did you notice I have a bee in my red bonnet today? Sea wall

The other agent puts their listing on lock box, not at any the showings, rarely returns a phone call, not at the home inspection, not at the walk through & perhaps doesn't even come to the closing.  Yet, their marketing in the community is one indicating their attentiveness to the sale, they're the rudder of the ship or whatever gibberish sells well to unsuspecting clients.  They pay per clicks on google and list properties at whatever price the seller wants...for years.  Eventually getting the client down to a lower price level all the while having a buyer of their own to come in and pay a significantly lower price for the property...and double end it.

I have to say I've experienced a couple, thank goodness it's only been a couple, of these dutifully lousy realtor dealings in the last year...and they unquestionably stand out from others.  Their broker does nothing with them to address their issues.  Like minds work together isn't that the expression. 

Caution sign My understanding is that we try to work on a level playing field- you have the listing and I may have the buyer but we have something in common if my buyer wants your client's house- we have negotiation potential!  We are suppose to work each for our own side in the transaction fairly and honestly... and come up with a collaborative resolution for the sale to happen.  I don't want to be told that because I'm working hard for my client that I'm going to kill the deal...some deals get very rocky and we as the client representatives are there to negotiate and work for our client...and you may not like that ultimate bottom line.  It's then time to move on.  I don't want to be screamed at either and don't think that intimidation works, it's not a tactic that will increase a price on a home either. 

You know you must be either losing your grip, forgot to do your daily meditation, need a visit from the Dali Lama, or just need to look in the mirror and just remember what your livelihood is all about...making people's home dreams reality!

So next time you are upset with the realtor on the other side of the transaction decide whether or not you are or are not the hindrance in negotiating the home sale....and if you are a buyer or seller make sure you find a realtor who works for you.
