Jamestown RI 02835- Real Estate Market Report - August 2011

Jamestown RI windmill

Jamestown RI 02835 Market Report - August 2011 is as follows:

11 Jamestown RI homes have been sold in August:

                   4 homes sold over $400,000

4 homes sold for between $300,000-$400,000

3 homes sold for less than $300,000

There were 88 Jamestown RI homes for sale in August 2011 which was a 2% decrease over the prior month.  The decrease in home inventory benefits sellers on the Conanicut Island of Jamestown RI area now if the price is right.  With the summer weather quickly leaving us, the coastal Jamestown shore remains absolutely beautiful for buyers in their home searches.  Nearly 34% of the Jamestown RI homes for sale are in the $1 million price range and higher- a huge portion of this home market.

If your are a Jamestown RI home seller, the Jamestown RI homes for sale market reports gives you information on recent home sales for the pricing of your home.  My web site will give you more information into all the Jamestown RI homes for sale that will be of interest to you as well as to buyers.

Jamestown RI continues to have a good supply of homes for sale and the oceanfront, water front andcoastal Jamestown homes for sale are selling at a slower pace.   Homes that are selling are in all price ranges right now and if the location, condition and price for a home is excellent it will be a seller in this Jamestown RI real estate market.  The home inventory absorption rate has dropped to 9 months which is better for sellers.

Mortgage rates still remain at great rates for all buyers.  It is a great time for Jamestown RI home buyers to find the neighborhood of their choice and their price range.

Pending home sales have decreased by 3 homes over July 2011 and there are 5 homes in pending status in Jamestown RI  However, the home sales in August increased nearly twofold so buyers were not waiting any longer to buy homes in Jamestown RI!

Buyers continue to search for oceanfront and coastal Jamestown RI homes for sale.  Out of state buyers especially love the waterfront aura of Jamestown RI.   When you have great water views and you are an island with bridges on both sides - it is always a fantastic draw for Jamestown RI buyers and being right next to Newport RI  and North Kingstown RI does matter.  Jamestown RI 02835 - Real Estate Market Report - August 2011.

Hi Ginny,

I bet you didn't have a 2% decline in your work load. LOL

Is the windmill a working one? It looks like a great big toy.

Have a great big day of selling.

Best, Clint McKie

Great post. I am wondering if when Jamestown had its big birthday celebration if Real Estate values and sales went up? We are getting ready to celebrate our 450th here in Saint Augustine Florida and everyone is comparing it to your birthday celebration there a few years ago. Do you have any statistics on that? We are hoping that 2015 will be a banner year with our big birthday. The King and Queen of Spain and maybe even the Pope are expected to attend!

Erika, many thanks ...the windmill is 200 years old and really unique for this island.

Jim, you didn't catch me holding on as it ...well it was suppose to go round & round...

Ellen, hope things have improved now that we're all somewhat recovering from the storm & then the monsoons came for the last 3 days...at least 6 inches of rain here.
