You Really Can't Buy Rhode Island Waterfront for Pennies!  This blog has been building in my tiny head for awhile now wickford RI waterfront real estateand it has to be let out.

The RI waterfront is 400 miles of stunning coastline in a state that is the tiniest of all states in the United States.  It is not cheap and it can't be bought for pennies...it takes lots of dollars here to buy a piece of the coastline.

I specialize in waterfront RI real estate for a reason and perhaps i should have grown a mermaid tale to exist here.  There is no fairy tale, Virginia...it is breathtaking and pristine and it costs cash...lots of it.

So when you as a desirous RI waterfront buyer come knocking on my door, call me on the phone or kindly send me an email that you want a piece of part of my heaven on earth, I want you to know I don't have a magic ball.  What is here in waterfront real estate is very selective and they honestly are not making anymore of it...the waterfront that is in Rhode Island real estate.

So if you are in the mood to buy real estate, are well qualified to buy, ready to buy and willing to write that purchase and sales contract, I am here with open arms.  There are no pennies from heaven to help you along...search for your waterfront North Kingstown RI homes for sale and come prepared.

Good morning, Ginny.... waterfront, above all other tpes of property, will always come at a premium....they don't make waterfront anymore.... it's a limited entity....it should not sell as inland properties sell...

I 100% agree, Ginny.  We are so lucky to be able to sit and watched the sailboats on Narragansett Bay or dip our toes in on a hot day. It's a gorgeous little corner of the earth and it's priceless!

I agree...water front property will always be at a premum.  It's beautiful and there is limited space.  That being said, it's certainly less expensive in your area than it is in NY...therefore it's much easier to get a good value and buyers looking for a beautiful place to live should strongly consider Rhode Island.  It's beautiful.

Ginny ~ Ocean front properties have always gone for more ... location on any body of water is considered premium and a buyer needs to know that.. or unfortunately they can lose out. Sounds like your buyers bid too low on something they really wanted thinking they could pay pennies and lost. I am hoping that you are able to find them something else and that they understand this next time! 

I love the shore! I can smell the salt water from here!

Ginny: I have yet to find any type of land (with or without a home) on ocean waterfront that sells cheaply...buyers need to know it is going to cost to be by the sea.

Barbara, unless we start dumping the land from some of our mountains into the ocean...no more waterfront is being created and the population is increasing that wants a bit of heaven...

Barbara, as you well know from coming down here and enjoying it.

Debbie, yes but all home values are higher in NY compared to RI...so waterfront is proportional but NY & CT buyers tend to think they can get waterfront for pennies on the dollare & I don't know where that comes from when you show them the comparable solds...it just is not so!  Also, that if they wait for a short sale, which their are fewer now, they will get a 'steal'!  So off...

Janis, only time will tell...it smells wonderful all the time...

Anita, one in my neighborhood just sold for $369,000 on 3000 square feet of land, short sale & was for sale for 1 1/2 years...needs to be taken down to studs, have a $35,000 sand filtration septic installed & then re-built...that is not pennies!

Ginny, But could we do it with a dumptruck load of pennies??  No doubt, waterfront property will maintain a premium, you can't get it just anywhere.  Even far away from the ocean, the same holds true here.  Riverfront and lakefront property is more valuable.

Once upon a time waterfront was inexpensive, at least in areas with working waterways.  The waterfront was where the fishermen, dockworkers, and general less desirables ended up, yet another thing lost to capitalism.

Waterfront indeed comes at a premium.  In my area, the issue we have is agents who list homes as waterfront and they back to a creek. Hmmmm......

Ha, ha...i know i am being so facetious here but the truth is this may be RI and not NY but it doesn't mean waterfront is half price or less...it is a limited commodity..  the buyers who stick with me always get their waterfront home but they need to pay more than they thought...have a great Sunday all!
