Actually I work for Money. I am hearing this is a newer concept in the world of real estate buyers right now. Have you
heard that in your area. Here I am continually contacted by buyers who can buy, have cash, and want Rhode Island real estate waterfront NOW. However, they tend to forget that as a real estate agent that I need to work with qualified buyers. That is where the problems happen.
After reading Phil Faranda's post about FSBOs on his web site, it got me going on the subject of buyers and how few of them want to commit to a RI real estate agent. The comments made to me were that no other agent has asked the buyer to commit to them. Well I am not any other agent. Actually I work for Money unlike the other realtors who do not sell homes or at least not many.
See my track record is very good this year as a real estate agent and I want to keep it that way. It allows me to eat, pay my bills, insurance, taxes, real estate fees and other expenses a self-employed person must deal with. It is not at all like working for a weekly pay check. In this business one needs to do the hustle to bustle to have the coins 'tinging' in your real estate cup!

Good morning, Ginny..... and that the exact reason that buyer agents won't sign.....they want the option of dumping you and going on their own or using someone else who may offer them a better deal or incentive.... it's tough out there.... list to last.... the buyers are secondary.
Actually I work for Money ............and well you should Ginny. Probably the reason you have that proven track record. Keep doing what you're doing, obviously it's the right formula for you.

Ginny: While I love working with buyers, it does get old having to constantly deal with pre-qual and non-committal looky-loos. I agree with Barbara...list to last!
I had new prospective buyers and after explaining the consumer notice I showed the non exclusive buyer agency contract . I knew that it would be difficult to ask for the exclusive contract.She hesitated and signed it.
Hi Ginny. I know this is not a popular thing to say, but we have done it to ourselves. Trying to change that perception is difficult.

I have "offended" rental prospects asking them PREqualifying questions before agreeing to show them property....

Ginny, GOOD FOR YOU! This is not a voluntary job, this is how we make a living. If a buyer wants a PROFESSIONAL, expect that person to get paid!

Thanks...it has to be said...sometimes we are used like paper towels and I do not care for it and will not do it...easily said all.
Ginny what a fantastic concept. I am sure that some Buyers need to be reminded that we don't just do this for fun :)
Ginny, When we are clear with ourselves then we can be clear with others. Knowing that you need to make money and communicating that businesslike approach to your clients will weed out the tire kickers. I am always prepared to get up and leave if clients won't sign the EBA. I suggest to them politiely that I'm probably not the right agent for them because I commit myself to my clients and expect commitment in return.
Ginny, Kudos to you for making it clear.....we work, we deserve to be paid! The other day I sweat like crazy moving furniture and cleaning up in order to photograph a listing....and I do expect to be paid for it! Then its the same for driving around, making the phone calls, spending time searching and sending listings....I want to be paid!
Commitment and proof of funds are a good thing. If a buyer really has the money, he (or she) is not going to balk at sharing that information.
