North Kingstown RI Market Report - August 2012
Median Home Sale Price in August 2012 was $344,000, homes sold for 97% of median list price and were on the real estate market for 42 days. Median price is up and days on market to a sales agreement is down. This is a stronger real estate market appearing.
The important fact is that home inventory levels are decreasing now for a couple of months in North Kingstown. Although still a buyer's market with a 8 1/2 month supply of homes, the North KIngstown home supply inventory is moving towards a balanced market (6 months of inventory).
There were 208 North Kingstown homes for sale in August 2012 which is a 3% decrease in home inventory over July.
There are 27 pending homes sales which is a 16% decrease from July but still a healthy amount of pendings. It remains a good time to buy Rhode Island real estate while mortgage rates remain low and home choices are available. The quality of life here is outstanding due to location, schools and living style.
North Kingstown RI has a selection of waterfront North Kingstown homes for sale for over $1 million. There were 11 North Kingstown luxury homes for sale over $1 million.

Good morning, Ginny.... it looks like you're going in the right direction in the North Kingstown area.... with a decrease in new inventory, you'll find that homes that have been stagnant now have activity and soon a sale....

Ginny, great Market Report for August and will sellers able to reap 97% of list price and sold in an average of 42 days, the market is looking good!
Ginny with inventory going down, I would think that it would start to turn to more of a Sellers market as well as prices going up. Are you beginning to see that happen or is it to early for decrease in inventory to have an affect yet?
