Where is the North Kingstown RI Real Estate Market in September 2012?
16 North Kingstown homes sold
3 homes sold over $400,000
5 homes sold for between $300,000-$400,000
8 homes sold for under $300,000
Median Home Sale Price in September 2012 was $265,000, homes sold for 95% of median list price and were on the real estate market for 64 days. Median price is down and days on market to a sales agreement is up.
There were 188 North Kingstown homes for sale in September 2012 which is a 10% decrease in home inventory over August.
Yet, if you look at the sales numbers above it is interesting how strong the North Kingstown real estate market is here for homes under $300,000. However, home sales in North Kingstown dropped by 36% last month, yet pending home sales balance it off by being up 48%.
There was 1 North Kingstown short sale sold in September 2012.
North Kingstown RI has a supply of waterfront North Kingstown homes for sale for over $1 million. There were 11 North Kingstown luxury homes for sale over $1 million.
There are 39 pending homes sales at present which is a 48% increase from August. It remains a good time to buy Rhode Island real estate while mortgage rates remain low and home choices are available. Begin to explore some of the North Kingstown neighborhoods here .

Ginny, Good to read that there is a decrease in inventory from August.
Good morning, Ginny.... it's always a good sign to see inventory decreasing and pending sales increasing.... but we need to start replacing the pending homes with fresh inventory or we're going to have another crisis.

Ginny my nephew lives in North Kingston, and has a house that would be between $600,000 to $700,000. Does that market seem to be improving in price or are they still declining?
