Ginny's RI House Hunt Blog: Wind Turbine in Your Back Yard?

Wind Turbine in Your Back Yard?

Wind Turbine in Your Back Yard?

Wind Turbine in Your Back yard?  Well residents of the North Kingstown Green Wind turbine in Ri real estatesubdivision have the 413 foot wind turbine going up behind the wind turbine owners yard off Ten Rod Road in North Kingstown.  The subdivision home developer for this neighborhood is putting the wind turbine behind his home.

It is the developer's energy company, Wind Energy Development LLC, that is constructing it and placing it right smack in RI real estate.  Yes, it is a renewable energy source which is good but it has raised local concerns.  Are North Kingstown homes for sale ready for this energy source?

Now there are mixed feelings about this wind turbine from North Kingstown residents.  All of the subdivision homeowners knew about it before the the wind turbine was built- they signed off on it. North Kingstown Green is a newer home development that has grown in homes over the last several years so it definitely impacts these homeowners in many ways.  These homeowners were promised a $150 monthly check towards their electric bill from the savings generated by the wind turbine.  So there are renewable energy rewards to reap here which enticed these locals to agree to its location.

Portsmouth RI, across the Bay, had a wind turbine for years but it is no longer functioning, the company that built it is bankrupt and the town can not come up with the hundreds of thousands of dollars to fix it.  So it remains an eyesore.  I am not sure that the potential failure consequences of the wind turbine were thought out well if the manufacturer does not exist anymore?

The size of the wind turbine is another matter as well in the neighborhood.  Some homeowners have had second thoughts about it and were trying to sell to no avail.  Have you experienced this in your backyard and how has your town dealt with it?  How does it impact property values...well time will tell here.  Hopefully for these North Kingstown homeowners it proves to be a moot point.    Wind Turbine in Your Back yard?

This is an interesting post. I have not seen any wind turbines in our area.

Hi Ginny,

I'm working on a deal to represent a wind turbine company in this area. Hopefully it all works out for the best.

Wind is a very valuable resource and needs to be harvested properly.

Have a great day and weekend in North Kingstown.

Best, Clint McKie

Nothing like that close by Ginny...now cellphone towers are another story.  I would much prefer a Wind Turbine over the unsightly cellphone towers any day.

Good morning, Ginny..... that's an eyesore that will prevent every one of those homeowners from ever selling.... it had better be a booming market for those homes to sell and then they'll sell at a great loss.....

Ginny-I've not noticed them here but you raise an interesting question. The thought of saving energy is attractive but we've got to look down the road at what could happen.

Gita, we are by the coast so there is some reasons to add them.

Clint, well in open space it makes a lot of sense does it not?

Barbara, that is the question and no homes have sold here since that turbine was built or disclosed.

Anita, cell phone towers are another issue...you do that blog!

Kathy, long term and neighborhood values need to be considered in any project in ones neighborhood.

Ginny, I think I'd have to drive about 3 or more hours to find the nearest commercial style wind turbines.  I can't imagine having those huge things close to a typical subdivision.

We don't have them here.. but it is the wave of the future, but still very expensive to implement. Down the road it probably will be finished, but that could be a really long time and these homeowners will be very old.. too bad as they thought they were helping the environment and saving money.

Good Morning, Ginny. Certanily a controversial subject. On one hand, we need to explore renewable/reusable sources of engergy, especially as our glut for electricity grows. The downside is the blight on the landscape. I can understand how you feel...

Bliz, i am sure it is the wave to come and doing it the right way is important.

Janis, i do believe the overall expense of installation is huge so it is for the long haul.

Michael, personally i think the benefits are great but they need to be built away from homes at a good distance...like here there are compromises to be made...neither yey or nay for me yet.

Ginny, we have had some wind turbines go up around here too, and homeowners are not always accepting of change, regardless if it will help the energy bills.     Still think this will be a good deal!

Many neighborhoods in California only permit underground utility wires, so I do not believe that the turbine would fly (pun intended).

Ginny...I imagine that it will be an issue for re-sale.  Everyone likes cheap, clean & renewable energy sources but not in a residential development.  Around here I would think that the zoning would restrict where it could be.  Also, as for the bankrupt company, I know that for most cell towers that are constructed, cities and towns around here require the tower company to post a bond so that if the town has to remove it, the bond covers the costs of it.  Sometimes people complain about regulations but it seems that both of these things would help prevent the situation you describe.

Ginny, those are the type of things that alway sound great until it is your backyard that they are talking about, all the sudden they don't sound like such a good idea any more.  I have always found it interesting how people think that it is a good idea for someone else but not themselves.

This sounds like those homeowners should have given this a little more thought before they signed on the dotted line.  Now it is time to live up to their commitment!

Ginny - We have lots and lots of these wind turbines here in Northern Ca but not in residential areas.   The majority of them around here are in the foothills of the Coast Range where the land is not suitable for agriculture or home building.  It's hard to believe that a town would let a large wind turbine be built in a residential neigborhood.
