Jamestown RI Real Estate Market Report April 2013

The following is the Jamestown RI real estate market report for April 2013 so before you consider buying or selling find out how your town's home sales are performing.

Real estate market information for Jamestown, RI provided by Ginny Lacey Gorman of RI waterfront real estate, as follows for April:

Single family homes on the market: 78 (up 4 from March)
Single-family properties closed in April 2013: 8 (up from 3 in March)
Average sales and median price: $ 621,750
Sales price to list price ratio: 94%
Average days on the market: 140
Sales currently pending: 10 (same as last month)

Jamestown’s home absorption rate continues to make it a buyers market...but we are seeing improvement.

Breakdown of the 8 Jamestown RI single family home sales is as follows for April: 2 homes sold for under $300,000, 1 home sold between $300,000- $400,000, 4 homes sold over $400,000 and 1 home home sold for over $1 million. In April, the over $400,000 home generated the home buying interest here. What is evident in this market is that the Jamestown RI real estate market has turned a corner in sales. 1 luxury Jamestown homes was sold this month. In fact, 44 % of the Jamestown real estate market is in the luxury realm right now which is huge.
Home sales have increased to 8 homes sold for the month which is 33% over last year same time period.

Buyers continue to buy waterfront and coastal Jamestown RI real estate at lower sale prices.

East Greenwich Market Report April 2013 Update

East Greenwich RI Homes for Sale April 2013 Update continues steady. Let us take a look at the East Greenwich RI real estate market as presented by Ginny Lacey Gorman, waterfront RI real estate agent.

Wherever I go lately people are asking me what is real estate doing in town? Tell me if my home is worth more than what I paid for it? Well perhaps some of this data will answer some of your questions. The East Greenwich RI homes for sale market update for April 2013 data is as follows:

Active Single Family Homes on the Market: 111

Pending Homes: 27 homes

Sold Homes in March: 15 homes

7 homes sold for less than $300,000, 3 homes sold between $300,000-$400,000 and 5 homes sold for greater than $400,000.

The average priced sold home was $ 359,540 at 94% of list price and days on market was 114. Home prices are down this monthin East Greenwich RI and the number of days a home is on market prior to going into agreement has decreased to just under 3 months. Home inventory is up slightly with choices for all home buyers. Again this real estate market is one of the few RI home markets that has been a 'balanced' real estate market between buyers and sellers but is now a buyers market.

The home sales continue to be up strong and sales are equal to last year for the same time period. Single home sales were down by 1 sale over the prior month.

The East Greenwich RI real estate market update report is showing renewed buyer activity here and should continue through 2013. But remember, if you bought your home 5 years ago, your home is not likely worth today what you paid for it then as of yet. BOA Have a Heart!!!

Bank of America - Have a Big and Righteous Heart

Where is the reasoning on this one Bank of America? Our dear friend Gail Robinson in Fairfield CT has been declined for her trial loan modification on her mortgage. Her husband is terminal with cancer and yet she has done what BOA asks on her trial modification payments?! There needs to be an upswell here for this Bank which has not been kind to get it right this once. There has to be heart somewhere here?

BOA SENT ME A DECLINE LETTER TODAY AS MY HUSBAND WAS BEING ADMITTED INTO HOSPICE

I made all the trial loan modification payments on time over the phone via my BOA Customer Relationship Manager, yet today I received a FedEx letter stating that my permanent loan modification was DECLINED. At the same time as the letter arrived, the hospice nurse came to sign my husband up for in-home hospice care. Can you believe this????

The letter from BOA states "Thank you for contacting us regarding the Home Affordable Modification Program. While we realize this decision comes at a difficult time in your life, we regret to inform you that we are no longer considering your request for a modification because after being offered a Trial Period Plan, you did not make the required Trial Period Plan payment by the end of the first month of the trial period."

I made the first trial payment on 3/4/13, the second one on 4/2/13, and the third one on 5/2/13. The original letter from my BOA Customer Relationship Manager outlining the terms for the trial period dated 2/25/13 stated, "To participate in the Trial Period Plan, make your first month's trial period mortgage payment as soon as possible, but in no event later than 30 calendar day after 4/1/2013."

Since I made the first payment on 3/4/13 and it was not due until 4/1/13, it seems to me that I am in compliance.

This was so upsetting that I could not focus properly on getting my husband admitted into hospice. My husband is very upset. He has Stage IV, Pancreatic Cancer and was diagnosed 4 years and 4 months ago. He's now in the end stages of the illness.

Can you see where I made an error? Perhaps I'm not thinking straight due to the stress of putting my husband in hospice today. It's an emotional day.

Why wouldn't my BOA Customer Relationship Manager call me to tell me ahead of time that this letter was going out? Why won't she return my calls. I have had to ask for an Appeal, but this is the last thing I need to focus on right now. My attention should be 100% on my husband in his final days.

BOA have a heart!!!!

Kingston Fair | May 18th | Kingston RI

Kingston Fair | May 18th | Kingston RI. The Kingston village spring fair is so anticipated every year by South Kingstown RI real estate owners and from all in surrounding towns. It is a jam packed family affair for young and old. It is a South Kingstown event happening on Saturday, May 18th from 9 am to 3 pm. Parking is around the University of Rhode Island side streets since the fair takes place on Route 138 righ smack in Kingston Village.

Hosted by the Kingston Improvement Association there is so much planned for this day at the Kingston Village Spring Fair, as follows:

- Kingston Free Library. Book sale, live music with the Boogaloo Swamis, children activities and Free fire truck rides.

- South County Art Association. Sale of pottery and a juried show is happening right here.

- Lily’s at Little Rest Bed and Breakfast. Newly opened is hosting an open house to showcase the restored Potter-Reynolds House.

- Fayerweather House. Kingston Hill Gardeners annual plant sale.

- Kinney Azalea Gardens. 500 varieties of azaleas and rhododendrons to view.

- And more from good times and food for all. The Kingston Fair is free to attend.

This is an event that is truly local for the Kingston RI homeowners. When my kids were young, this was not to be missed and was clearly blocked out on the calendar as a must do event. It showcases the true Rhode Island spirit of community and caring by sharing so much.

Please come down and support the Kingston Village Spring Fair on Saturday. Yes, it returns every year but it only happens this once in 2013!

Why do I Need a Real Estate Agent | From Buyer to my Ears

So you are looking to buy a home without a real estate agent and say to me I don't see why I need one? For someone who has owned a
piece of RI real estate before or has not, the same reasoning applies. You need to know the touch points that give you the expertise in the real estate field. Why? Because today home buying can be a lot like doing the home buying limbo.

To ensure you get the best deal negotiated, at the right sales price, for the right home, right home inspector, true market comparable sold measurement stats, find out the true house history, discover facts about a neighborhood important to the transaction and ensure you are protected.

Sure some home buyers may not need a RI real estate agent to guide them but will they probably pay more for their home without a real estate agent.

In fact, the National Association of Realtors (NAR) says 22% of homeowners pay for their home without a real estate agent based upon current studies of past buyers. When a real estate agent aka, buyer’s agent represents you, you are depending on someone who has expertise that you do not have. You don't do a repair job you have no idea how to do so why would you buy a home when you have little knowledge of all the various and difficult steps that need to be done right. Hire a professional who knows how to represent you and negotiate for your interests in the real estate field. And yes, at NO cost to you since the seller pays the fee.

Home buyers questions to ask yourself :

- Do I understand the current local real estate market to ensure I am not overpaying for a home? Sites like Zillow and Trulia use averages on a geographical area, have no idea of updates in a home and are not accurate for comparable sale data.

- Can I research septic and sewer needs and requirements, easements/rights of ways, new construction issues and inspection clauses?

- Understand zoning requirements?

- Interpret flood maps, flood insurance and Coastal Resource requirements and Environmental impact restrictions on property you are considering buying?

- Can you negotiate well and skillfully? It is an art to negotiating a sale for many a home deal has gone belly up because of the lack of skill sets here.

- Putting together the RIGHT team to get the home sale done.

These are just some on the concerns and questions you need to ask yourself. If you can do all of the above, you probably can represent yourself. But otherwise why would you be your own real estate agent and take the chance of leaving money on the table? I certainly can be of service to you in the RI coastal landscape. The Water Heater Is How Old?

One of the main issues that comes up during a RI real estate home inspection is the life expectancy of the water heater. In fact, it is one item that always makes the buyer uncomfortable...should I ask for it to be repaired or not? Well like Fred Hernden discusses in the following post, water heaters do age and may age well or not. One thing to know is that you need to watch them and be proactive.

Wonder how old your water heater is? Well he gives you a better way to find that age out. Great posts for all home buyers on water heater maintenance. Like all home appliances they do need maintenance. Water heater | life expectancy.

Via Fred Hernden - Tampa Bay area Home Inspector (Superior Home Inspections - Greater Tampa Bay Area):

Most water heaters have a life span of around 10 - 12 years. You can extend the life of them by flushing them out once or twice a year by connecting a garden hose at the connection at the bottom of the tank, turning the power off and draining it as clean water flows in the top. You may occasionally have to replace the heating elements if one burns out, the bottom one can burn out if sediment collects around it from not flushing it out. Sediments settle on the bottom and can cover the bottom heating element and the water will not be able to get to it and it will burn out because it gets too hot. And always check or replace the TPR valve if it is leaking or does not operate correctly when you check it. We're all checking our TPR valves... right?

I did an inspection on a house the other day, and the water heater was 30 years old! It still looked like new, and was working great. Obviously well maintained... and the owner was a little lucky I guess.

How did I know it was that old? Well on the ID label the date is hidden in the serial number. Usually the first four numbers will be the month and year, or vise versa depending on the manufacturer. Some manufacturers use letters for the month, "A" being January and "L" being December.

In the picture you can see there were other issues with the water heater though. It was sitting directly on the concrete and was rusting around the edge. Didn't look like it was from the water heater though, the washer and dryer was right next to it, maybe the washer had overflowed at some point. The electric supply wires was not shielded, and pay no attention to the fact that the dryer duct sitting on the floor next to it discharged in the room and not to the outdoors... another subject for another day!

Further proof that regular maintenance can save you money, now and later. This water heater defied the odds!

Narragansett RI Real Estate Market Update April 2013. The Narragansett RI real estate market update for the month is provided by Ginny Lacey Gorman of RI waterfront real estate.

The following is the April 2013 single family home sales and activity in Narragansett real estate:

Properties active and on the market: 145
Single-family properties closed in April 2013: 12
Average sales price: $ 881,091
Sales price to list price ratio: 92%
Average days on the market: 271
Sales currently pending: 19

Narragansett RI real estate home sales stumbled this month. Data still indicates that this market is a buyers market. However, the Narragansett luxury home market was making waves with 4 waterfront home sales over a million dollars. No clearance sale here, just a realization that great coastal property is not being made anymore!

Breakdown of the 1 Narragansett RI home sales in April is as follows: 6 homes sold under $300,000, 1 home sold between $300,000-$400,000, 1 home sold over $400,000 and 4 homes sold over $1 million. In April, the uner $300,000 home was the one that generated the most buying interest.

Home sales were down by 33% this month and homes sold on average in 9 months. The Narragansett RI home sales market had been a strong selling market in 2012 and it is up and down from month to month in 2013. Yet pending home sales continue to rebound upwards.

Lightning Rods

As a RI coastal real estate agent, I do get asked many times about the need for lightning rods to ground a waterfront home. Well since I too have experienced having two houses having beens struck by lightning, it is a good discussion to have with someone in the know. Jay Markavich has done a good post that should be read by homeowners if you think you may need a home grounding solution.

You might think lightning rods are common, but on residences they are not so common, at least in Northern Virginia.

I see them more and more on schools and commercial buildings with metal roofs. And I see them on statues, and some Federal buildings. For example, when the Capitol Building was repainted and refurbished in the 90s, the Indian on top was left on the lawn for a while. When they put it back on top, they added "lightning points" to hopefully send any strike away from it and the building. There are also "lightning points" on the Washington Monument. There are many such points on each, tipped with platinum.

Copper and its alloys are the most commonly used metal in lightning rods and points.

The lightning rod was introduced to America in 1749 by Benjamin Franklin.

He called it a "lightning arrestor," but it was commonly referred to thereafter as the Franklin Rod.

He thought lightning was electricity, and that if he sharpened a metal rod into a point and put it on top of a tall building he could prove that. He said, "The electrical fire would, I think, be drawn out of a cloud silently, before it could come near enough to strike...."

His impatience waiting for the tall steeple of the Christ Church in Philadelphia to be completed spurred him to send up his famous kite and key. His experiment worked. Others have died trying to mimic it!

A lightning rod is essentially a metal rod, or rods, mounted on top of a building or high place, and bonded to a cable, or electrical conductor.

This cable is itself connected to a long rod, or electrode, buried deep into the earth.

This is a house wrapped entirely with aluminum siding.

It is located on top of a rural hill at the foot of the "mountains" between Round Hill and Berryville, Virginia.

This house is all by itself.

Being surrounded by an electrical conductor, aluminum siding, the homeowners decided at the outset to equip it with lightning rods.

There are rods all over the house, and all connected to each other and to cables, which themselves are bonded to three electrodes buried around the house.

Lightning, it is hoped, will find the rods preferential to striking the house, and be directed safely into the ground.

The cable is large, and braided.

It is bare.

The bonding is significant, to make sure there is a very solid connection.

And the rod is 10' deep.

The homeowner reports that to their knowledge, over the last 19 years, lightning has never struck the house.

But it is protected!

I do not see this very much. In fact I can't remember the last time I have seen such an array of lightning rods!

Certainly it is good to see!

My recommendation: it's good to see a lightning rod where it can be of use! Again, I do not see them very often on residential structures. They are becoming more and more popular for commercial use however. And that, perhaps, because of the sensitive electronic equipment and computers in modern structures. When a building is alone and lightning vulnerable, like this one is, perhaps a lightning rod or two (or ten!) would be a good way to go!

Septic Issues | Clogged Filter and Condoms Galore

Truly septic issues are very disturbing for homeowners because they see the large dollar amounts flying out the door when a failed system is mentioned in RI real estate. Now when it is more than just the clogged filter on the septic tank and the septic company tells you that all those condoms don't belong in a septic tank, you step back a bit.

Well this was the unfolding episode of 'Ginny in the Middle' part 1 the other day when I was walking around a high end property one of my clients owns. I walked by the septic and it was flooded above ground and smelled. I told the homeowner to call the plumber because she told me two of the toilets had been 'running' water and they just had not fixed them yet. WRONG? Get to it now. A call was made to the plumber.

Next I asked if they had a filter on their septic system? Don't know. When was the septic last pumped? 2 years ago. Okay, call the septic company and have him come out. In the meantime, the plumber replaces the flaps causing the intermittent running water in the toilets - 1 problem solved.

Next I talk to the husband about dye tests in case there is a leak that needs to be determined and he likes the idea. However, the septic company makes it over and pumps the septic. Yes, the septic filter was clogged so a cleaning is in order but there is more... Mrs. Brown (not the real name), the septic owner says to my client, I found loads of condoms in your septic. She says well don't look at me! Do you have teenagers living in the house he asked. Yes, I have 2 daughters. Well maybe that is the answer...busy girls! No, my client says not them...pretty sure. Well you should talk to your husband then, those condoms do not belong in a septic tank.

This is where the conversation ended and she calls me up. What am I to say??!! Who has stayed over your house I asked. She said a few couples for a weekend a year ago. Well maybe that is your answer. I was trying to keep a calm self. Have not heard back about the outcome but I am sure it is quite a lively evening in their household. Someday I might have a follow up on this topic. So the word is never throw condoms down your toilet, the evidence becomes quite clear to the septic man! Septic Issues | Clogged Filter and Condoms Galore.
